A pre-foreclosure list is a list of properties whose owners have received a recorded foreclosure filing but haven't yet lost the home. In California that means two stages: a Notice of Default (the owner has roughly three months to reinstate) and a Notice of Trustee Sale (a public auction is set, at least 21 days out). Properant tracks both stages from the recorded documents themselves and removes filings that were cancelled, cured, or released — so the list holds only currently active distress.
